I will develop a comprehensive marketing plan customized for your home. With a mix of print media and digital media we’ll get your home positioned for the advertising it needs to sell. My in-house marketing team will create professional printed brochures for your home and provide any other materials needed such as event or flyer box flyers or postcards. My team also creates an individual property website for every listing of mine. This website showcases your home with all the info a buyer needs. Through our MLS and website we’ll also syndicate your listing to all the major portals so that anywhere a buyer shops online for a home, your property will be found.
I will keep you informed every step of the way. From feedback and info gathered from showings, to statistics and reports from website traffic, to updates on the general market, I don’t disappear once the home hits the market. Whether you prefer phone conversations, email or text, I can accommodate your schedule to provide you with the communication and feedback you need. What to Expect When You Meet with Me
You should expect to meet with me at least two times prior to hiring me. You’re welcome to meet in our offices, however I will need to visit your home at some point to understand the features, systems and improvements that you may have made. I will complete an interview to understand your needs; why you’re moving, where you’re going, and what you expect to get from this process. These questions will help me understand your goals. This meeting will also allow me to showcase to you my marketing plans and procedures, pricing strategies, and company history so you can make sure we are a good fit.
After this meeting, I can complete a comprehensive profile of the home and complete a detailed market analysis reflecting current market conditions. I will analyze how the market is performing on the street, neighborhood and regional level. I will also look at comparative properties and analyze what the market is telling us about the area and homes there. I use multiple data sources available to us and will follow-up with you in a second meeting to present the pricing strategies I’ve compiled.
The pre-listing period is important to you, in order to achieve the sale of your home and maximize net proceeds, you must consider five variables: price, terms, condition, location, and the choice of Realtor.
